- Assignment of an Ammex coordinator to the community to provide a personalized management: This person will be in contact with the community members, attend meetings and will constantly monitor the daily activities of the urbanization.
- Preparation of an action program for the year: We prepare an action plan for technical and management reports based on preventive maintenance reports, monitoring and control of services and facilities of the urbanization through periodic visits.
- Urbanization visits: Frequent visits to the urbanization by an Ammex employee.
- Building visits: Our AMMEX employees will make periodic visits to your building .
- Repair works: Coordination of estimates. Comparison of value for money. Checking manufacturer’s references. Claims to insurance companies if applicable. We coordinate Professionals to carry out all kinds of works or services.
- Supply: For communities with centralized gas/oil heating systems, we negotiate and process the supply of fuel, obtaining significant discounts which eventually offset the fees of the Property Manager.
- Setting up of new communities: For the constitution of new urbanizations or those from vertical property (legalization of the book of records, NIF ....) "Statutes of Community. Study and preparation of the statutes of the community with the mandatory legalization, according to the specific needs of the community.
- Preparation and monitoring of the financial budget: Budget expenditure and income adapted to the accounting system. - Legal advice: Legal advice in all matters relating to Horizontal Property Law, debtors, construction defects, AGM agreements and claims / complaints between neighbors.
- Employment consultancy: Monthly preparation of workers pay slips and social security TC-1 and TC-2. Preparation and processing of contracts and taxes (Mod 110 and Mod 190). Payment of wages and processing of grants in appropriate cases. Study and cost comparison between various professional service companies and temporary employment.
- Community insurance: Comprehensive analysis and constant updating of the capital risk, Processing and following up of claims.
- Archives: Filing of all documentation, as well as the keeping of the minute books, contracts and other community documentation.
- Tax and fiscal management: Payment of taxes
